Did you know some homeowner insurance companies stipulate that a home is “vacant” if left unoccupied for more than 30 days? You must take steps to provide additional coverage if you will be leaving the home empty. Insurance companies may require additional coverage in these cases because a vacant home is more vulnerable to theft and damage if it isn’t being looked after. 

“Our Home Watcher, LLC” will keep a watchful eye on your home while you’re away. We will provide you with peace of mind by being your eyes and ears. We will customize our services to meet your personal needs.

A complete, custom review of your property, inside and out, will be developed with you.  When a review of your property is done, a report will be generated detailing what was checked, if any issues were found, and the action taken.  Photographs of any problems will be sent with the report following each visit.  In the event of an emergency, we will take the necessary action to secure your property and contact you for further instructions.  For non-emergency issues, we will contact you to discuss your options and how you want the matter handled.  If repairs are needed at your home, we can make arrangements with your preferred service provider, or help you contact licensed and bonded vendors.

Whether you have a primary residence, a vacation home or a cottage, we will work with you to create a personalized checklist.

Typical Scheduled Checks Performed

Interior:

    • Check ceilings, walls, and floors for visible signs of  roof leaks or plumbing issues
    • Visual check of all closets and cabinets
    • Run water in sinks, tubs, and showers
    • Flush toilets (wait until the tank is completely refilled and stops running)
    • Check for pest control issues
    • Check for vandalism
    • Make sure all doors and windows are closed and locked
    • Check thermostat settings and operation
    • Check smoke detectors and replace batteries if needed
    • Visually check for leaks under sinks, showers and around toilets
    • Check circuit box for tripped breakers
    • Confirm refrigerator and freezer is working properly
    • Confirm security system is working properly

Exterior:

    • Examine property for signs of  trespassers, intruders or vandalism
    • Confirm yard or snow maintenance is being performed properly
    • Pick up mail, newspapers, etc and place inside
    • Check the outbuildings and grounds for any issues
    • Visually monitor snow build up on roofs and decks
    • Visual check of pool/spa for obvious issues
    • Check outdoor faucets for leaks or covered in the winter
    • Visual inspection of A/C equipment
    • Check exterior for pest control issues
    • Visual inspection of siding and gutters
    • Inspect for any fallen trees or limbs
